To assure our residents of a well-maintained community, as well as pleasant neighbors, we have established the following requirements for all perspective residents:
AGE: Each resident/roommate, not including minor children of a resident, must be at least 18 years of age.
INCOME: You must provide a minimum of one (1) year
verifiable job history or retirement income and
adequate income. The total monthly income of al applicants must be 3 times the monthly rent.
LEASING HISTORY: Verifiable leasing history for a period of at least six (6) months, in which all lease terms are satisfactorily fulfilled. If owned a home, must furnish all mortgage information. If applicant has no prior leasing history, a qualifying co-signer may be acceptable, (see below).
CREDIT HISTORY: A satisfactory credit bureau rating is required for all residents. Must have verifiable credit references and no write offs in the past two (2) years.
CRIMINAL CHECK: Criminal history will be checked, and no one with a conviction of violent,sexual, or a felony crime will be accepted. Our decisions are based on the information provided by the State of Texas Department of Law Enforcement at the time of application. We are not responsible for inaccurate information obtained.
OCCUPANCY LIMITS: One Bedroom – No more that two (2) occupants. Two Bedroom – No more that four (4) occupants.
REQUIREMENTS: Open for discussion with credit check.
DISCRIMINATION: We do business in accordance with the Federal Fair Housing Law. We do not discriminate against any person because of race, color, religion, sex, national origin, family status or handicap.
